Minutes of Ridgemark XI HOA Board Meeting – August 11, 2015

The meeting was called to order at 7:00 PM.

Board Members Present:  The following were present:  Jose Fernandez, Parris Giunta, Jim Maestri, Bill Baker, Mike Smith and Heidi Lipp.

Visitors:  Dottie Eissmann, Rick Rhodes, Kathy and Harry Hill,  Anne Fudge, Mario and Betty Battistella,  Pepper and Dennis Hughes, Mariah Giunta.

Minutes:  The minutes from the May 12, 2015 meeting were approved.

Committee Reports:

  1. Architectural Review Committee:

Architectural Control article is posted on the Ridgemark XI HOA website: ridgemarkhoaxi.com.  All members are urged to review this article in order to be aware of their responsibility to get Architectural Committee approval for changes to their property.  Landscaping changes need to be approved.  Any exterior painting must be approved.  Tree removal must be approved by county for trees 10 feet high and 3 feet trunk as well as approval by the Architectural Committee.

  1. Landscape Maintenance: Per the CC&R’s, the property 10 ft from the curb belongs to the HOA as an easement or right of way.    Property lines are marked by an X on the curb gutter.

San Benito County watering days:  Odd addresses:  Tuesday and Saturday.  Even addresses:                 Wednesday and Sunday.    San Benito County has decreased their water usage from 29% to                    39%.

Old Business: 

 a. Ridgemark HOA Update:

When the agreement between the Ridgemark HOA and John Wynn is completed, it will be submitted to the Ridgemark HOA membership for a vote.   It will require a majority of home owners present to pass.

Wynn will have the right to build up to 190 homes.

Wynn will return roads to their condition before construction.  Any home build adjacent to Ridgemark XI be assessed by both associations.

Walking trails created by Wynn will be deeded to Ridgemark HOA.

The entrance to Ridgemark may be widened to 4 lanes from Airline Hwy to Donald Drive to accommodate planned commercial development and additional home owners.

Bates is the name of the owner that will develop the Lompa property.

bRoads and Speeding:

CSA#9 Funds Report:  The fund only covers drainage and lighting.  All requests for information and funding must go through the Ridgemark HOA Board.   A stop sign at Paullus and Ridgemark would need to be paid for by the HOA.  Any street painting costs would also be our responsibility.  Heidi will check on the permit procedure.

Speed Radar Trailer:  The cost for a new trailer is $3600 for a basic radar trailer.   The cost for a trailer with picture taking features is $12000.  No decision was made on this option to reduce speeding.

Pepper Hughes suggested a door to door campaign to heighten awareness of the speeding problems in our community.  A suggestion was made to have the guard shack hand out speed reminders to guests at the gate.  The speed limit is 25 mph. The Board agreed to take Pepper Hughes’ suggestion under advisement for potential implementation.

c. Quick Pass System Enforcement:

All visitors must be on the list to be admitted to the property.  Homeowners can register their account with Linda Lang at Thelander Management.  Her contact info is 831-758-2855 or linda@thelandermgmt.com.      

d. RM XI HOA Facebook Page and Website:

e. Block Party 2015:

September 20, 2015, Sunday – Time and location will be provided to home owners along with other information in a flyer, website, and Facebook.

a. Next Board of Directors:

There will be openings for new board members and information will distributed before our next board meeting.

b. Dog waste:

Owners are reminded that they are required to pick up after their dogs.
