RM UNIT XI HOMEOWNERS ASSOCIATION BOARD MEETING

MINUTES FOR AUGUST 8, 2017

DIABLO ROOM, RIDGEMARK CLUBHOUSE

The meeting was called to order at 7:00 PM by president Bill Baker

Board Members Present:  The following were present:  Dennis Hughes, Paul Namkoong, Bill Baker, Parris Giunta, Harry Hill, Kelly Mitchell and Heidi Lipp.

Visitors: Margo Baker, Bob & Arleen Howell, John & Ruth Humber, Jose & Rachel Fernandez, Jim & Vesta Maxwell, Neil Volosing, Kyle Abbott, Carol Peterson, Ann Fudge, Mariah Giunta, and Mary Avidano.

Minutes:  The minutes from the May 9, 2017 meeting were approved.

Committee Reports:

 Architectural Review Committee:

Per the CC&R’s, basketball hoops shall not be placed in the streets.

Landscaping and exterior painting must be approved by the ARC.

 

Old Business:

Speed Awareness Program:

Ballots were collected and counted.  The results are as follows:

Speed Indicator Signs               65

Speed Humps                             35

Do Nothing                                 13

Based on these results, the Board will work on a proposal for the signs and present the information at the November meeting.

A suggestion was made to have the guards resume passing out the 25 speed limit handouts to visitors again.

Dennis Hughes contacted the Highway Patrol about patrolling our streets.  It is possible but there would be a charge for the service.

Resurfacing the Roads:

Kelly Mitchell inspected the condition of the roads and concluded that they do not need resurfacing at this time. He also recommended that another inspection should be done next year.

Landscaping and Maintenance:

Bill Baker received a quote of $11k to refresh the bark in the common areas from The Cutting Edge.  He will check with other landscape companies for more quotes.   The golf course placed large boulders to block access to the 8th tee from Ridgemark Drive.

New Business:

Board Openings: 

There will be five board openings in February 2018.

Rental Properties:

Reminder to homeowner landlords:  Per the By-Laws, landlords must require that their tenants abide by the CC&R’s.

CC&R’s:

Dennis Hughes will be updating our CC&R’s.

Compliance Director:

Vice President, Parris Giunta, will be the Compliance Director.  All non- ARC complaints should be directed to him.

Wynn Development Project:

Commercial phase will begin in the fall.   The developer will contact RMXIHOA for approval of roads that pertain to our HOA.  There was discussion on the changes to the development plan presented by Geary Coates to the Ridgemark HOA on Monday, August 7th.  Bill Baker said he would call Coates to arrange for a presentation of the current Ridgemark development plan by Wynn to Ridgemark XI HOA homeowners.
