Contact the RMXI ARC Board When……

HOME:

  1. All additions or destruction to any new building/dwelling
  2. Outside painting
  3. Addition or replacement of a fence/decking
  4. Addition of arbor, trellis, or patio cover
  5. Hardscape additions/changes to driveway, sidewalks, stairways
  6. Addition of solar equipment, pool, or SPA

 

LANDSCAPING:

  1. Removal or addition of any trees greater than 10 ft
  2. Capital improvements of landscaping – complete overhaul of yard/design, NOT required for replacement planting

MINUTES FOR NOVEMBER 14, 2018

RIDGEMARK CLUBHOUSE


The meeting was called to order at 7:00 pm.

Board Members Present:  The following were present:  Harry Hill, Fred Abraham, Parris Giunta, Bill Baker, Carol Reed, and Heidi Lipp.

Visitors:  Bob Howell, Ron Toff, Jose & Rachel Fernandez, Jim Maxwell, Jim Woida, Mike Kivlehan, and Merlin Knowles.

Minutes:  The minutes from the August 7, 2018 meeting were approved.

$105000.00 will be moved from the short-term savings account to checking.  Funds will be used to resurface roads.

The delinquent accounts must be paid within 15 days of written notice of default and demand for payment.  If not paid, the Board will revoke their RFID privilege and place a lien of said property.  Bill has reduced the past due accounts by implementing the above policy.

 

Architectural Review Committee:

Lot 659: Homeowner will cut oleanders and butterfly bush to comply with CC&R’s.

Lot 704: Dennis is working with the golf course on issue of fig trees planted on golf course property without permission.  Fig trees are blocking view of neighbor.

Lot 605: Email will be sent to remind homeowner of 48 hour RV/Trailer parking rule.

Lot 631: Bill, Parris, and Harry will visit homeowner to remind homeowner of commercial vehicle parking rule.  A letter was already sent.

RV/Recreational Vehicles are only allowed to be on premises for 48 hours.  However, if there is a special circumstance (emergency), please contact the board.  The Board will carefully consider certain circumstances.

The Board has the right to fine homeowners who do not follow the CC&R’s.

 

Old Business:

Roads and Guards Report:  Bill will discuss issues with vehicles coming in without permission.  Bill will ask about CSA-9 funds for painting our soon to be resurfaced streets.

Resurfacing Roads:  Parris received a quote of $63K to resurface roads plus $5K for striping, etc.  More bids will be requested.  The weather is prohibitive of resurfacing at this time.  April would be the soonest that roads can be resurfaced.

Landscape Contract:  Carol is sending out bids for the common area landscaping.  Carol will also get a bid for the overgrown Oleanders on the corner of S. Ridgemark Dr. and Paullus Dr.

RMHOA Agreement:  A committee will be formed to tackle the issues of use of roads, Hole 8 homes elimination, and new homes’ HOA dues.

New Business: 

General Phone Service:  Parris will get bids on a general phone service.  Calls will go to a general number instead of calling Board Members personal cell phones.  There is an abundance of calls made to our Board Members that don’t have anything to do with RMXIHOA.  The calls are usually for the other HOA.

Two Board Openings:  There will be two Board openings.  Homeowners are encouraged to get involved in the community.  A candidacy statement will be attached to this email.  You can also access a form from our website:  http://ridgemarkhoaxi.com.

Architectural Review:  A cheat sheet on what you need to contact the ARC for will be attached to this email.

Notice to Ridgemark XI HOA Home Owners on Landscaping

To all Homeowners:  This is a notification that all oleanders will be pruned to about 3’ by the end of the month to  enable watering to get to the roots of the crepe myrtles.  Due to the size of the oleanders, they are absorbing all water put  to the area.  The pruning will result in a more attractive area along Paullus and Ridgemark drives.

San Benito County Planning Commission Meeting This Week – Wednesday, March 21, 2018

For you information, there are two important topics for Ridgemark on the agenda for the San Benito County Planning Commission this week on Wednesday at 6:00 PM.  You might want to attend this meeting.

First, is the Notice of Public Hearing for the subdivision The Bluffs at Ridgemark, the 50 acre Lompa property slated for 90 new homes.  They are in discussion with the Ridgemark HOA for access to the property from Ridgemark Drive, thru both the front and back gates. Here is the listing on the agenda:

Vesting Tentative Subdivision Map TSM 15-94. The Bluffs at Ridgemark.
OWNER: Roy and Rita Lompa. APPLICANT: Bates/Stringer LLC. LOCATION:
The approximately 50-acre project site is located in unincorporated San Benito
County 0.7 miles south of the City of Hollister, outside the City’s sphere of influence
and 0.9 miles west of State Route (SR) 25. The project site is bordered on the
west by Southside Road. The proposed project would be accessed through
Ridgemark Drive, off of State Route 25/Airline Highway, A second full-access road
alternative is proposed to connect down-slope to Southside Road. (APNs: 025-
420-005, 006, 01 9). PROJ ECT DESCRIPT ION: A request for a vesting tentative
map to subdivide an approximate 50-gross acre site into 90 residential lots, Mth
three (3) neighborhood parks and a six-foot wide paved bicycle/pedestrian path
constructed throughout the development, separated from the roadway by curb and
gutter. Lot sizes would range from 8,550 square feet to -29,000 square feet, and
home sizes are expected to range from 2,400 square feet to 3,500 square feet.
GENERAL PLAN DESIGNATION: RM Residential Mixed. ZONING
DESIGNATION: RI Single Family Residential.

Second, the commercial plans for Ridgemark Country Club.  Here is the listing on the agenda:

Consulting. LOCATION: 151 Ridgemark Drive (Assessor’s Parcel 020-330-042,

request to modify the 2011 approval of Commercial District Review 67-1 0 to allow
a revised site design/layout with approximately the same 20,000 square feet of
commercial floor area, arranged in four detached buildings of 429 to 9,000 square
feet with associated car parking, and ‘Mth revised uses potentially including retail,
offices, restaurant, and delicatessen. GENERAL PLAN DESIGNATION:
Residential Mixed (RM)/Commercial Neighborhood (CN). ZONING
DESIG NAT ION: Neighborhood Commercial (C2). E NVIRONM E NTAL
EVALUATION: Zone Change 10-170 and Commercial District Review 67-10

Change of Ridgemark Guard Services Provider

This is to inform you of a change in the guard service at Ridgemark.  Effective March 1, 2018, First Alarm Security and Patrol will no longer provide guard services to the Ridgemark homeowners associations.  Starting March 1st the guard and security services will be provided by Securitas Inc. To learn more about Securitas Inc. you can go to their website at www.securitas.com.  Securitas is a large security company and provides similar services to other golf and country clubs such as Eagle Ridge in Gilroy.

Recently, the board of Ridgemark XI HOA learned of the decision by Ridgemark HOA board of directors to change the guard service provider.  Although we were not consulted in the decision, we do agree with the change and look forward to improved security services in Ridgemark.

With this change, we expect the visitor security protocol to be followed by Securitas.  Be sure your visitors are registered on the QuickPass Gate Entry System, or you are home so the guards can confirm your visitor by telephone. If guards cannot confirm your visitors access to Ridgemark they will not be allowed to enter.

Minutes of Executive Board Meeting – Jan. 18, 2018

RMXIHOA EXECUTIVE BOARD MEETING

MINUTES FOR JANUARY 18, 2018

FREMONT ROOM, RIDGEMARK CLUBHOUSE

The meeting was called to order at 7:00 pm.

Board Members Present:  The following were present:  Bill Baker, Parris Giunta, Dennis Hughes, Heidi Lipp,  Kelly Mitchell, and Harry Hill.

Old Business:

Board Openings:

Positions on the Board are still open.  Election has been postponed due to lack of candidates.  Statement of Candidacy is attached and also available on the website.  Directors present volunteered to talk with identified possible candidates.  Candidacy forms were distributed to each director.

Speed Sign Ballot Results:

The radar speed signs purchase did not pass.   The results were:   No – 46 votes  Yes – 22 votes.

Homeowners’ Reception:

The February 18th board meeting and homeowners reception has been postponed.   A new date to be announced.

New Business:

Tennis Court Incident: 

During the last Roads Council meeting, the tennis court incident was brought up.  Intruders were allowed into the community without being verified.  The Roads Council emphasized to First Alarm Security that visitors must be on the visitors list with no exceptions.  Expect your visitors not to be admitted to Ridgemark unless they are on the guest list or gate security can reach you by telephone for your approval.
